Everyone throws around "Deer Valley luxury real estate" like it's one market. It's not. Empire Pass, East Village, and Old Town are three completely different buys at three different price points, and if you don't know the difference, you're going to overpay for the wrong thing or underbid on the right one.

Here's what's actually happening in each, right now.

Empire Pass: You're Paying for Ski-In/Ski-Out, Full Stop

This is the premium. Direct ski access isn't a feature here — it's the entire value proposition. Buyers paying top dollar in Empire Pass aren't paying for square footage, they're paying to walk out the back door and be on the mountain in under two minutes. That premium isn't going away. If anything, as inventory in this pocket tightens, it's going to widen relative to everywhere else in the valley.

East Village: The Land Value Play

Grand Haytt Deer Valley #6038 is a 3BR 4BA listed at $5,200,000 and is $2,516sf

This is where the smart money is actually looking right now. East Village is the Deer Valley expansion — new lifts, new base area, new everything — and buyers who move early here aren't paying for what exists today, they're paying for what this corridor becomes over the next five years. That gap is the opportunity, and it won't stay open forever.

Lower Deer Valley: You're Paying for Character and Walkability, Not Size

Royal Plaza #420 - listed at $5,900,000 and is a 3BR with 3Baths.   Larger and $2,399sf.  

Upper Deer Valley buyers are cross-shopping Empire Pass. Different buyer entirely. This is the buyer who wants to walk to dinner but also skis, who wants a smaller footprint with real character instead of a big footprint with a view. Price per foot here reflects size of house — Usually more dated than the other properties. 

What This Tells You If You're Buying in the Next 12 Months

Three different price points. Three completely different reasons buyers are paying them. If you're comparing these communities on price per square foot alone without understanding what you're actually buying — access, upside, or scarcity — you're going to make the wrong call, either overpaying for something that doesn't fit what you actually want, or passing on the pocket of the market with the most room to run.

East Village could be the one to watch right now. The expansion is happening, the base area buildout is underway, and the buyers who understood this before it was obvious are the ones who'll look smart in five years.
