Deer Valley is going through its biggest change in decades. The East Village expansion near Jordanelle is adding terrain, lifts, hotels and residences, and it will shift where much of the resort's activity happens. Ski access here ranges from true ski-in/ski-out at Empire Pass and Deer Crest to homes a short shuttle ride from Snow Park. Which one you buy changes how you actually use the place, and how it holds value.

The club communities around Park City feel very different from each other. Some are built around a full calendar of member events, and others are mostly about acreage and quiet. Dues, membership structure and the drive to the ski resorts vary more than most buyers expect, and those details matter more than the scorecard.

If you want to walk to dinner and ride the Town Lift, Old Town is the answer. The tradeoffs are small lots, historic district rules and very little parking. Neighborhoods like Thaynes Canyon and Park Meadows give you more space and a quieter street while keeping you a few minutes from Main Street.

Some buyers care more about room than ski access. Silver Creek, the Kamas Valley (Oakley, Peoa, Kamas, Woodland) and the Heber Valley still have working ranches, horse properties and large parcels within about half an hour of town. Buying land here is different from buying a house. Water rights, irrigation shares, agricultural tax status, fencing, barns and arenas, and winter road access all affect value, and none of them show up in listing photos.
Most buyers here own a second home, and many plan to rent it when they aren't using it. Before you fall for a property, check the zoning and HOA rules. Nightly rentals are allowed in some buildings and neighborhoods and prohibited in others, and that one rule can change what a property is worth to you.

No. They're separate resorts a few miles apart, with no lift connection and different season passes. Where you buy determines which mountain you'll ski most.
Salt Lake City International is about 40 minutes away in normal conditions. That short trip is a big part of why Park City works so well as a second home.
It depends on the zoning and the HOA, and the rules vary building by building. Confirm them before you write an offer, not after.
It's the new base area on the east side of the resort, near Jordanelle Reservoir. It's the largest expansion in Deer Valley's history, and it will shape real estate on that side of the mountain for the next decade.
Locals use "Park City proper" for the town itself: Old Town, Deer Valley, Park Meadows and nearby neighborhoods. The Snyderville Basin, Kimball Junction and the Jordanelle area all carry Park City addresses but have different prices, commutes and character.
Not automatically. In Utah, water rights can be sold separately from the land. Confirm exactly what's included, and that the rights are in good standing, before you go under contract.
