Ski-in, ski-out living at the center of Park City Mountain's Canyons Village

Lift is a building of 61 residences at the base of Canyons Village, set beside the Sunrise lift and above the Retreat ski-home trail. You ski back to the building at the end of the day, and the village's restaurants, shops, and après patios are a short walk from the lobby.

Most slopeside buildings make you choose between being on the snow and being near the action. Lift gives you both. Its location, its owner amenities, and the fact that every residence was delivered fully furnished have made it one of the most recognizable addresses in Canyons Village.

The Location

Canyons Village is the western base area of Park City Mountain, one of the largest ski resorts in North America. Lift sits at the pedestrian core of the village, which has been built out over the past several years with new shops, restaurants, and gathering places.

What the location means day to day:

  • Ski-in, ski-out access via the Retreat run and the adjacent Sunrise lift.
  • A walkable village. Dining, shopping, and après are steps away, and the Canyons Village shuttle covers the rest of the base area in winter.
  • Four seasons of use. Lift-served mountain biking, hiking, and the Canyons Golf course are all nearby in summer, which matters both for personal use and for rental demand.

The Building

Lift was designed by OZ Architects, a Colorado firm with a long track record in mountain resort architecture. The style is mountain contemporary: natural materials, clean lines, and a lot of glass. Developer Replay Resorts built it to work as a small private club as much as a condominium building.

Owner amenities include:

  • A sun-oriented pool deck with a pool, two hot tubs, cabanas, grills, a firepit, and an outdoor living room around a fire table
  • A fitness center with a steam room, connected directly to the pool deck
  • A Club Room with lounge seating, a bar counter, a pool table, and a media wall
  • A dedicated Teen Room and a Kids' Zone play and crafts room
  • Private owner gear lockers near the lift, sized for skis, bikes, and other equipment
  • A ski locker room at slope level
  • An intimate lobby with front desk and concierge service
  • Garage parking below the building

The kids' and teen spaces deserve a mention. They're unusual in a building this size, and families with children tend to notice them quickly.

The Residences

Lift offers one- to five-bedroom floor plans, and every residence was delivered fully furnished and equipped. Buyers don't need to spend a season furnishing a second home or getting it ready to rent.

Interior features include:

  • Open-concept living areas with 9-foot ceilings in most of the space and full-height windows in select rooms
  • European white oak flooring through the living, dining, and kitchen areas
  • A gas fireplace wall with integrated custom millwork
  • Kitchens with custom wood cabinetry, quartz countertops and slab backsplash, a large waterfall-edge island, and a Bosch appliance package including a panel-ready refrigerator
  • Four-piece primary bathrooms with heated tile floors, frameless glass showers, and Kohler fixtures
  • An in-unit washer and dryer
  • Automated shades in the living room and blackout shades in the bedrooms
  • Covered outdoor patios or decks

Residences were finished in one of two professionally designed palettes. Earth uses warmer wood tones, and Sky uses cooler grays and softer tones.

Two floor plan features worth understanding:

  • Bunk rooms. Several plans include a dedicated bunk room with a bunk bed, a daybed, and a game table. That adds sleeping capacity without adding a full bedroom.
  • Lock-off suites. Select two-, three-, and four-bedroom plans include a lock-off: a bedroom suite with its own entry and a small refrigerator. Owners can use the residence as one large home, or rent the lock-off separately while using the main residence. That flexibility is useful whether you're hosting family or maximizing rental income.

Ownership and Rental

For many buyers, this section matters most.

Nightly rental is permitted. An on-site residential manager may offer an optional rental program. Participation is voluntary, and owners can also use an outside management company or rent on their own. Some on-site services, such as housekeeping and concierge coordination for renters, are reserved for owners enrolled in the on-site program.

The HOA covers a lot. It has been structured to include 24-hour front desk and security, most utilities (including internet and cable), 24-hour maintenance, pool and fitness towel service, parking, and snow removal. Owners also belong to the Canyons Village master association.

Occupancy limits are defined. Short-term stays are capped at two guests per bedroom plus two per living room. For example, a two-bedroom residence sleeps up to six renters.

Pets are allowed for owners, with limits. Two household pets are allowed with approval and registration, subject to a weight limit. Pets are not allowed in the pool, fitness, and lounge areas.

Parking is shared. Garage parking is not assigned to individual residences and works on a first-come basis. This is worth knowing if you plan to keep more than one vehicle at the property.

It is whole ownership. Lift is not a fractional or timeshare product. You own the residence outright and decide how and when to use it.

Who Lift Is Right For

Lift fits buyers who want true ski-in, ski-out access and a walkable village, without the upkeep of a single-family home. It works especially well for:

  • Families who want amenities that keep kids and teens busy
  • Second-home owners who want to rent when they aren't using the property
  • Buyers who want to close and move in without a furnishing project
  • Anyone who values being able to walk out the door, ski, and walk back in

Before this goes live, verify a few things. This guide is the original pre-construction purchaser book, so some details have likely changed:

  1. The lift. Some current rental listings call it the "Sunrise Gondola," not a chairlift. Confirm what's running now. I kept the copy neutral with "Sunrise lift."
  2. HOA inclusions and management. The guide names Vail Resorts Hospitality as manager and lists extras like seasonal breakfast and Club Room drink service. Current rentals are run by several outside companies, such as Park City Lodging. Get the current HOA budget and management agreement before promising specific services.
  3. Pet weight limit. The document contradicts itself. The Rules say 85 lbs, and the HOA sheet says two dogs under 80 lbs. That's why I didn't state a number. Check the current rules.
  4. Resale reserve contribution. The CC&Rs require buyers to pay a reserve contribution at sale. It's worth confirming the current amount so it doesn't surprise a buyer at closing.
