Rendering of Waldorf Astoria Deer Valley, a slopeside hotel and residences in Deer Valley East Village
Welcome to

Waldorf Astoria Deer Valley

105 branded residences above and beside a 132-room Waldorf Astoria hotel on the Green Monster in Deer Valley East Village, opening 2028.

The pool at the Waldorf Astoria Deer Valley hangs over the ski run. You'll float above the Green Monster, Deer Valley's longest run at 4.8 miles, and watch skiers pass beneath you. That one detail says a lot about the whole project: a five-star hotel and private residences built directly on the slope, at the center of the biggest expansion in Deer Valley's history, under one of the most recognized names in hospitality.

The Residences

Owners choose between two settings. The 56 residences above the hotel put Waldorf Astoria's service an elevator ride away. The 49 residences in the separate tower offer a quieter, more private address with the same access to the resort. KPF, the firm behind some of the most important towers in New York and Asia, oriented the buildings for open views of Bald Mountain, Hail Peak and Park Peak. AvroKO's interiors are warm and tailored: wood, stone, rich textiles and floor-to-ceiling glass.

Pricing reflects the brand and the position on the mountain. A three-bedroom residence of about 1,970 square feet was listed at $5.75 million in 2026 and went under contract. Ask me for the current price list and which floor plans remain.

Why Buy Here

  • The Waldorf Astoria standard. Few hospitality brands carry this much weight, and the brand drives both service and resale demand.
  • A position no one can replicate. Slopeside on Deer Valley's longest run, with the pool literally over the snow.
  • A smaller residence count. With 105 residences, it's a more limited offering than many branded projects of this scale.
  • Rental flexibility. Nightly rentals are permitted, with hotel management available when you're away.
  • Pre-construction timing. Buyers today choose their floor plan and position before the village is finished, which is when the best units are available.

The Trade-off

You're buying in 2026 for a 2028 delivery, in a village that will still be under construction around you for a few years. That's the cost of getting the best position at pre-construction pricing. Read the purchase agreement carefully, especially the deposit terms, completion timeline and what happens if delivery slips.

Who It's Right For

Waldorf Astoria Deer Valley suits buyers who want the highest level of hotel service, true ski-in/ski-out and a brand that will matter at resale, and who are comfortable waiting for delivery. If you want to ski this season from your own front door, look at completed buildings in Empire Pass or at the St. Regis and Montage. If you're weighing East Village options, compare it directly with the Four Seasons.
