A private club community built around golf, family, and four seasons of use
Promontory is Park City's largest private club community and one of the most amenity-rich in the Mountain West. It's a gated community of custom homes, cabins, and homesites on the high ground east of Park City, with three golf courses, a lake beach club, an equestrian center, and private ski lodges at both Deer Valley and Park City Mountain.
It's also a different proposition from most Park City real estate. As one local broker puts it, Promontory is a private golf and recreation club that happens to be near world-class skiing, not a ski community with golf as an amenity. If that description fits how you want to live, very little in Utah compares.
Here's what you should know about the community, the club, and what membership actually includes.
Promontory is east of Park City, off U.S. Route 40, with a Park City (84098) address. It sits on open, rolling terrain with long views west to the Park City ski resorts and east to the Uinta Mountains. Its elevation is lower than much of Park City, and one local broker says that generally means milder winters than neighborhoods closer to the resorts.
The trade-off is distance. It's roughly a 20- to 25-minute drive to the ski resorts. Promontory addresses that with private member ski lodges at both resorts, covered below.
Promontory offers a wide range of property types: mountain-modern homes, villas, cabins, and homesites. Buyers generally choose among three paths:
Neighborhoods range from golf-course villas near the clubhouses to large estate homesites at the community's edges. Where you buy inside Promontory matters a great deal. Walking distance to the amenities, views, and privacy vary widely from one area to the next.
This is the most important thing to understand before buying at Promontory: owning property and joining the club are separate.
Every owner pays HOA dues. Club membership is a separate decision, with its own deposit and annual dues. There are three membership types.
Social Membership
Social Membership includes access to the Beach Club, the Village Clubhouse, The Shed, the Outfitter's Cabin, and the Kids' Club for ages 4–12. It also includes the Alpine Lodge at Deer Valley and the PC Lodge at Park City Mountain, plus all tennis and pickleball courts, swimming pools, the ice rink, and the trails.
Full Membership
Full Membership includes everything in Social Membership, plus unlimited play on all three golf courses: Jack Nicklaus's Painted Valley Course, the Pete Dye Canyon Course, and The Hills Par-3 Course. It also includes full access to the golf clubhouses and dining at The Peak and Sage restaurants.
Equestrian Membership
Equestrian Membership is an add-on available to Full and Social members. It covers professional on-site horse care and training at the Promontory Equestrian Center, which has heated stalls, an indoor arena, wash and grooming areas, tack lockers, and the Riders' Club Lounge.
Promontory has recently changed its membership program, including deposits and how memberships transfer with a home sale. Some resale homes include a membership that can transfer to the buyer, and some don't. Whether a membership comes with a specific property, and on what terms, can meaningfully change the cost of ownership. Confirm it for every home or homesite before you make an offer.
Golf defines Promontory more than any other single amenity. It has three courses:
The Hills deserves attention. It makes golf accessible to kids, beginners, and anyone who wants a quick evening round, which fits Promontory's family focus.
Promontory's amenities go well beyond golf:
Private ski lodges. Promontory members have private lodges at both Deer Valley and Park City Mountain, with shuttle service from the community. That changes the ski equation. You get the space and amenities of Promontory at home, and a private base at the mountain when you ski.
Promontory runs a full year-round events calendar: a Fourth of July picnic with a private fireworks show, member mixers, movie nights at The Shed, and summer camps at the Equestrian Center and Kids' Club. For families with children, that programming is often the deciding factor.
It's probably not right for buyers who want to walk to a lift, ski every morning without a drive, or avoid club dues entirely.
