The east side of the reservoir is home to some of the most scenic neighborhoods, including Deer Mountain, Hideout Canyon, Deer Waters, and Soaring Hawk. These communities are known for their panoramic vistas of the Jordanelle and Deer Valley Resort.

South Side Communities

The Jordanelle Ridge area on the south side is a rapidly growing master-planned neighborhood offering homes by respected builders at more approachable price points. Amenities include The Ridge Club, a shared clubhouse with fitness and recreation facilities.

West Side: Next Door to Deer Valley East Village

The west side of the reservoir borders Deer Valley East Village, the resort's new east-side base and a neighborhood of its own, built around branded hotels and residences. The communities on this side sit close to East Village's lifts without being part of the village:

Ski Access

The Jordanelle Express Gondola and East Village's new lifts tie this side of the reservoir into Deer Valley's terrain. On the west side, how close a home is to those lifts, and whether it has real trail or shuttle access, matters more to value than the lake view.

Most Jordanelle communities fall within the Wasatch County School District, with public schools located in Heber City and Midway. Families also have access to private and charter schools in Park City and Salt Lake City.

The area is 10–20 minutes from Old Town Park City, with convenient access to Heber Valley Airport and Salt Lake City International Airport. Residents enjoy nearby shopping, dining, and entertainment at East Village, Deer Cove (future development), as well as in Park City, Heber City, and Kamas.
